Our experience selling our home with Megan Lynch was what every home seller wishes for: insightful counsel, proactive marketing and a fast sale. Here's what she did that impressed us. 1) In advance of our first meeting, she researched thoroughly the questions Tawn posed to her on their first phone call. She proactively reached out to the realtor who listed a neighbor's house that hadn't yet closed (but was in contract) to learn about their selling experience. She brought these details to us to help inform our listing price, and demonstrate her knowledge of the current market -- specifically in my subdivision. She brought re-sell prices as well as new-build prices on various floorplans in our neighborhood. This was important because our floorplan is really popular but only one had been offered up for re-sell. Predictably, most realtors come to you with a song and dance about their marketing plans for your house and expertise about the market in general. Megan surprised us by arriving with well-researched insight about our specific situation, not just general homes in the area. While all realtors will say they'll do whatever they can to market your home, Megan was the only realtor I've met who actually put in the work on our house, before she was even hired. We decided to hire her on this distinction alone. 2) Megan offered excellent home staging advice. It's like having your own friend who is a designer work with what you have. 3) Megan was fast. We listed about a week after we met her for the first time. In the days between the first meeting and listing our house, she visited to consult on home staging (separate visit), edited home description for realtor, responded to dozens of my emails, secured advertising space in Pickerington magazine and arranged for still and video photographers to arrive at our house for a 2-hour shoot. The "twinkle" photographer came by later. This was a heavy lift in a very short period, and she made us feel like we were her priority the entire time. 4) Our house sold on the same day it was listed. Megan, who is like 8 months pregnant, worked overtime to juggle the calls with realtors representing buyers. She knew in advance there would be competing bids, and worked to make sure we had time to give all offers a fair shake. This meant pressuring the second bidder to come in earlier with their offer than they planned. While explaining the first offer to us, she was in receipt of the second offer. It was a heady moment, but she steered the ship like a pro. You often can't redo or undo moments like this, so we are so grateful for Megan's steady hand to create the best-possible scenario for us. When it was go time, Megan did not disappoint. Megan thoughtfully kept us in the loop during the entire process -- right up to the day we signed - with reminders and other updates on the process. Her service didn't stop when we went into contract. She held our hands the whole way, so to speak. We were touched by the bouquet of flowers on closing day. It was white-glove treatment from end to end. Megan sold our house in the dead of January. In the middle of winter in Ohio, with snow falling and wind howling. And our beautiful flower garden, the best feature in Tawn's estimation, was hibernating. The last house that went on sale in our neighborhood took a couple months to sell, for "close to asking." The odds were stacked against us. And yet, here we are. Sold in one day. Well over asking price. We highly recommend Megan. Thank you so much for selling our home. We are so happy.

I met with Sam to sell my home I did a bit of research on him before and stumbled on his tik tok he understands today's world and capitalizes on the reach of all the social media sites to push your home beyond the zillows, trulias and realtor apps. The process of selling was painless and they were attentive to all of my needs. In fact I was out of town and wasn't due back for another week and all my lights were left on by other realtors who were showing my house Sam went over and shut all the lights off and locked up. So they really went above and beyond at times. Elizabeth is always an email away and she's super responsive.
